The whole house. The whole ocean. The whole crew.
Arenas Negra is a private, two-story beachfront villa on Puerto Rico's north coast in Barceloneta. Every stay includes the full property: all four bedrooms open and prepared, three baths, an infinity lap pool, a rooftop lounge with BBQ grill, private stairs to the sand, and room for up to 12 registered guests. One whole-villa nightly rate applies for up to 12 registered guests; the price does not scale with guest count, and bedroom access never changes.
“I built Arenas Negra because I wanted to come home to Puerto Rico and experience the real beach life in every moment, from the visit to the local bodega to a scenic drive by the coast to Home Depot — not check into another hotel room that looks like every other around the world.” — Ramon, owner@ramon.j.andino

Good fit
For 8–12 guests who want to stay together.
- • Three or four couples traveling together, often with children
- • Extended families, reunions, milestone birthdays, and anniversary trips
- • Guests who want the whole house, responsive local support, and room to spread out
- • Travelers who prefer a quiet beach community to a resort campus
Probably not for
Travelers looking for a controlled resort version of Puerto Rico.
- • Guests planning parties, hosted events, or late-night noise
- • Pets, outside visitors, or unregistered guests
- • Anyone expecting hotel staff, valet rhythm, or a manicured resort campus
- • Swimmers who want the ocean to behave the same way every day
The beach
The beach below the house is part of a real north-coast shoreline. Some days it is mellow, some days it is more active. For calmer swimming, Playa Palmas Altas is a protected cove about 5 minutes away.
The sand
The sand runs dark brown to charcoal depending on the light and tide.
Getting around
Arenas Negra is about 50 minutes from SJU, and a rental car is strongly recommended. A neighborhood bodega and bakery are a short walk away; full groceries, Walmart, and restaurants along PR-681 are about 10–15 minutes away.
The pool
The pool is private and is not fenced or gated. Children must be directly supervised by an adult around the pool at all times.
How to enjoy the beach
The waves break close to shore, creating an active band of whitewater at the water's edge. Just outside the break, the water is often much calmer. A bodyboard gives you an easy way to float and enjoy the Atlantic beyond the choppy water's edge. Take a moment to observe the water before entering and stay within your comfort and experience. If the water remains active beyond the immediate shore break, consider it a surf day; one of the nearby protected beaches may be a better choice for a calm swim.
Special moments
A private setting for the people already staying with you.
Guests often choose Arenas Negra for meaningful moments: birthdays, anniversaries, family reunions, vow renewals, quiet celebrations, and trips where everyone finally gets together in one place.
Quiet personal celebrations involving only registered overnight guests—such as a birthday dinner, anniversary toast, or small vow renewal moment—may be approved in advance. No outside attendees or vendors, amplified sound, event rentals, staging, or additional parking needs. Arenas Negra is not a party house or event venue.

Some mornings, the beach leaves evidence.
Fresh tracks. New nests. A beach that quietly reminds you that you are sharing it with something much older than yourself.
During a recent stay, Ramon walked down to the sand and found sea turtle tracks right below Arenas Negra. Guests may see marked nests or turtle activity in season. Watch from a distance, keep the beach dark at night, and let the moment stay wild.
Learn about the turtles
Make the rooftop part of the trip.
The rooftop is built for the kind of meals and nights groups remember: BBQ dinners, ocean air, sunset drinks, and optional local add-ons that let the house become the evening plan.
- • Rooftop BBQ grill and full-size picnic table for group meals
- • Puerto Rican crab feast when local crabs are available
- • Private chef dinners, fridge stocking, and mid-stay cleaning by request
- • Beach and bodyboarding guidance when ocean conditions are appropriate
- • Nearby bakeries, kiosks, beach bars, plazas, and coastal drives
Local support
Ramon and Juan help guests understand the house, the coastline, and the local rhythm, from arrival logistics to ocean conditions and nearby food stops.
